What's Worth Mentioning in the Form

Two honest sentences about the property save everyone a week of back-and-forth.

Which lake, or which road. "Lake of Bays, north shore" tells a builder more than a postal code does.
Road access or water access. This is the single most useful detail on the form, and it changes how everything is planned.
Roughly how old the building is. Nobody expects a date — "1960s-ish, added onto twice" is plenty.
Whether it is used in winter. Or whether you want it to be. Four-season conversion is a different job from a renovation.
Anything you already suspect. Soft floor, damp crawl space, ancient panel — say it now rather than discovering it together in July.
