The Rebuild Belt

Innisfil runs along the west shore of Lake Simcoe from Barrie's southern edge down past Alcona, Belle Ewart and Lefroy to Big Bay Point. More of it changes hands and gets rebuilt than any comparable stretch in Simcoe County, for a simple reason: a great many of these are modest post-war cottages sitting on lots that are now worth several times the building on them.

That produces one question over and over. Renovate and winterise what is there, or take it down and build new. It is a real question with a real answer, and the answer usually comes from the septic system, the setbacks and the lot coverage rather than from anything about the existing house. Finding that out early is worth more than any other advice on this page.

What Governs a Lake Simcoe Lot

The Lake Simcoe Protection Plan and the Lake Simcoe Region Conservation Authority both apply along this shoreline, alongside the town's own zoning. Shoreline setbacks, vegetative buffers, lot coverage limits and stormwater handling all shape what can be built and where. On the older waterfront streets, where houses sit close to the water and close to each other, existing structures often enjoy rights that a new building would not — which is why what you may rebuild is frequently a better conversation than what you may build.

Septic is the other governor. Many of these lots are on private systems, and a system sized for a two-bedroom summer cottage will not carry a four-bedroom year-round house. Replacing it is possible on most lots and impossible on some, and that single fact decides more Innisfil projects than any other.

Four-Season Conversion

The conversions here are the same work as in cottage country and a shorter drive from the city, which is why there are so many of them. Envelope, heat, water, drainage and a foundation that may be blocks on grade. Done properly it produces a genuinely comfortable year-round house. Done as a heating system added to a summer building, it produces condensation inside the walls.

New Builds on the Water

The teardown-and-rebuild projects along this shore are among the most valuable custom homes in the county, and they are also the most constrained. Every metre of setback matters, the neighbours are close, and the build has to happen on a lot with limited room to work. Sequencing and site logistics are a real part of the job here in a way they are not on an acreage.

Inland Innisfil

Away from the lake, Alcona and the newer subdivisions produce a steady flow of additions, finished basements, garages and second storeys on houses built in the last thirty years. Straightforward work, municipal services, and a different set of trades than the waterfront demands.

Along the Shore

North along the shore is Barrie on Kempenfelt Bay, and beyond it Oro-Medonte and the moraine. Orillia sits at the top of the lake where it narrows into Couchiching. Region-wide projects start at the Simcoe County hub.
